Salt Ponds and Beach Homes

Charlestown runs along Rhode Island’s south coast, with the ocean on one side and salt ponds such as Ninigret and Quonochontaug behind the barrier beaches. Many of its houses are beach homes used mostly in summer: about a third of the town’s housing, roughly 32 percent in 2010, is seasonal, mostly south of Route 1.

The town’s hazard plan finds that most of those seasonal homes sit in mapped flood hazard areas, and the breachways to the ponds can flood in storms. Between summer weekends we visit on a schedule you choose, check inside and out, and send photos, so you know the house is fine before you drive down. After a storm we look for sand or water at the house, then drainage and the roof.
